Friendly Valley Santa Clarita homes for sale, the following is a breakdown by Association in Friendly Valley.
This is an adult community for seniors 55 and over.  Visitors are welcome at any time. Friendly Valley is composed of 13 Associations, which differ in size, age, price and amenities:

Associations 1 & 2…

Associations 1 & 2 consists of smaller units in a fourplex building.  They were built in 1963-64, and have three floor plans: 1-bedroom and 1-bath; 2-bedroom with 1-bath; or 1-bedroom, 1 den and 1 1/2 baths, from 666 to 865 square feet.  This phase has community coin operated laundry rooms, and a carport with enclosed storage.

Associations 3 & 4… 

Associations 3&4 are like small homes, in a four-plex configuration, with a single car garage.  Built in 1965-67, there are 8 floor plans, all having 2 bedrooms, 2 baths, and laundry room.  Some have gas log fireplaces, and all have patios – some open, others covered, and a few have been enclosed by past owners.  The square footage of these units run from 1077 to 1,333.

Association 5…  

Association 5 built from 1969-70, are all built as duplexes consisting of larger homes with 2 or 3 bedrooms, 2 baths, double garage with laundry facilities, back yards, open or enclosed patios, and some have gas log fireplaces.  This Association has four floor plans and the square footage of these units ranges from 1150 to 11479.

Associations 6, 6A, 6BC… 

Associations 6, 6A, 6BC are all-electric condos and were built from 1971-75.  These are 2-bedroom, 2 baths, carports, and have community laundry rooms.   There are a few units that are upstairs units.  Associations 6, 6A 6BC and 6C have four floor plans and the square footage of these units ranges from 843-960.

Association 7… 

Association 7, with its three floor plans are larger units located behind the clubhouse and recreation area.  Built in 1976, they contain 1190 to 1509 square feet with 2 or 3 bedrooms, 2 baths, double car garages, with laundry area located inside the garage.  Most have L-shaped patios.

Association 8…  

Association 8 are small homes with carports and were the models for the Phases 1, 2 and 6.

Association 9 condos have 2 bedrooms, 2 baths, wood burning fireplaces, double car garages with a laundry room, and consist of 1088 to 1123 square feet.   These were built in 1981-82.

Association 10… 

Association 10, completed in 1986 has 2 bedrooms, 2 baths, double car garage with laundry space and are from 1200 to 1300 square feet.

Association 11…

Association 11, our newest Association, just completed in late 2004 consists of 43 individual units, with three floor plans of 2 or 3-bedroom, 2 bath, double car garage and laundry rooms.  Many of these units have enhanced views.
