The community of Friendly Valley, located in the City of Santa Clarita, is an adult only 55+ 24 hour guard gated community located off of Sierra Highway and Friendly Valley Parkway. There are about 1250 homes within this gorgeous community filled with greenbelts, activities, amenities, and friendly people.

Originally built in the 1960’s, Friendly Valley real estate has several phases of homes, including some detached single family residences recently constructed in 2004 and 2005.

Some of the amenities in the community worth noting are the 18 hole pitch and putt golf course, a 9 hole executive course, an olympic sized year-round heated pool, an enormous jacuzzi, gym, billiards, arts and crafts rooms, and social events for the extroverts!

There are also clubs, which include the travel clubs, card clubs, senior citizens clubs, mens and women’s golf clubs, theatre group, lawn bowling club, on-site church, Masonic Lodge, and much much more!

All residents must be at least 55 or older in order to purchase a home or live in the community, however you may have a spouse that is at least 45 years old or older. There is also a one time membership fee to the country club which must be paid through escrow. Currently that fee is around $2800, but please verify before purchasing. An interview with the association board must also be conducted prior to close of escrow. Visitation from children and grandchildren are allowed for up to 90 days per year, but please also confirm if this has or has not changed.

All units in the Friendly Valley real estate market include a patio, and some have been enclosed to make for an extra room. There are 1 bedrooms, 2 bedrooms, and some 3 bedrooms. Many of the smaller homes don’t include a laundry area in the home or a garage, however there are 2 bedrooms and 1 car garages, and some 3 bedrooms that have 2 car garages at a much higher price. 

Bottom line, Friendly Valley is a community that has something to offer everyone who wants to live in an adult community with an atmosphere second to none and found no where else in Los Angeles county.

Buyer’s Interview:

I will help you define your property wants, needs and desires.  This includes location, size, amenities and condition.

Exposure to Inventory:

I will provide you with reports of all available properties and add daily updates.   You will also be directed to “Pocket Listings” (those properties available for sale but not formally on the market).

Property Showings:

I preview available properties so that your valuable time is spent viewing only those that meet your needs.  Tours are carefully arranged to be time efficient and comfortable.

Choices:

Once the list of properties has been narrowed down to those that are of interest to you, I will give experienced advice on the pros and cons of each property.  You will be advised of market trends that may influence your decision.

Negotiation:

My guidance in preparing your purchase offer will help insure that the price and terms reflect your needs.  Whenever possible I insist on presenting offers in person.   Personal contact with the seller strengthens your offer and any important nuances of your offer are communicated at the outset.
